A pre-summer visit focuses on the cooling system. We clean the evaporator and condenser coils, check the refrigerant charge and inspect for leaks, test capacitors and contactors that are statistically the most common summer failure points, verify thermostat calibration, clear the condensate drain line, and inspect electrical connections for looseness or corrosion. The visit ends with a written condition report covering what we found, what we corrected, and what, if anything, needs attention before the next season.

A pre-winter visit shifts focus to the heating system. For furnaces, we clean and inspect the heat exchanger, test the igniter and flame sensor, check gas pressure and burner operation, replace the filter, and verify the flue for proper draft. For heat pumps, we inspect the reversing valve, check refrigerant levels, clear debris from the outdoor unit, and test heating mode operation through a full cycle. Both visits include a check of the air handler, blower motor, and ductwork connections regardless of season, since these components affect both heating and cooling performance.
